Responsive Maintenance System

Residents can submit maintenance requests through a secure online portal, allowing our team to review the issue and coordinate service efficiently. Before dispatching a vendor, we work to understand the nature of the issue and determine whether a simple resolution may be possible. This approach helps avoid unnecessary service calls and keeps maintenance costs under control.

To ensure responsiveness outside of normal business hours, we maintain an after-hours maintenance hotline, allowing urgent issues to be addressed during evenings, weekends, and holidays when necessary.

Trusted Vendor Network

When repairs are required, we coordinate service through our trusted network of vendors. Our network includes experienced handymen for general repairs as well as licensed specialists when more technical work is required. By selecting and coordinating vendors directly, Service Star Realty maintains oversight of the repair process from start to finish.

Owners never need to coordinate with contractors directly, and all work is scheduled and monitored by our team to ensure quality standards are maintained.

AC Filter Change Program

For owners who want additional oversight during the tenancy, Service Star Realty offers an optional A/C Filter & Property Check Program for $17 per month.

Through this program, a technician visits the property four times per year to replace the HVAC filter and perform a brief walkthrough of the home. These visits allow us to keep an eye on the general condition of the property and identify potential concerns early.

During these visits we may observe items such as yard condition, unauthorized pets or occupants, safety concerns, or other potential maintenance issues.

By combining routine filter replacement with periodic property checks, this program helps protect the HVAC system, reinforce lease compliance, and provide an extra layer of oversight during the tenancy.

Transparent Billing & Documentation

All maintenance expenses are documented and included with your monthly owner statement. Vendor invoices and receipts are available through the secure Owner Portal, providing clear visibility into the work performed and associated costs.
