How do you screen potential tenants?
We use a structured, multi-point screening process designed to evaluate each applicant consistently and thoroughly. Our review looks at factors such as identity verification, credit history and payment behavior, income and financial stability, national criminal background screening, and eviction history.
Each application is evaluated using clearly defined criteria applied consistently to all applicants. This structured approach supports fair housing compliance while helping us identify qualified residents who demonstrate financial responsibility and the ability to care for the property.

How do you handle property maintenance and repairs?
Residents submit maintenance requests through their secure online portal, allowing our team to respond quickly and coordinate repairs through our trusted network of licensed and specialized vendors. When possible, we first review and troubleshoot the issue before dispatching a vendor.
Routine maintenance is handled promptly to keep the property in good condition. If a repair requires additional input or falls outside normal maintenance guidelines, we will contact the owner to discuss the next steps.
Vendor invoices and related expenses are included with your monthly Owner Statement and can also be viewed anytime through the Owner Portal.

Am I required to make my property available to Section 8?
Fair housing laws and local regulations may affect how housing assistance programs are handled. All applicants are evaluated using the same consistent screening criteria in compliance with applicable laws. -
Are you licensed?
Yes. Service Star Realty is a licensed Arizona real estate brokerage. In Arizona, individuals who perform property management services are also required to hold an active real estate license, so our property managers are licensed professionals operating under state regulatory standards and the Arizona Residential Landlord and Tenant Act. -
Can I reach you after hours?
Yes. For urgent maintenance issues, residents have access to an after-hours maintenance hotline so emergencies can be addressed promptly. General questions and non-urgent matters are handled by our team during normal business hours. -
Can you put the money directly into my account?
Yes. Owner disbursements are delivered through direct deposit to the bank account you have on file. Funds are typically deposited after rent payments have been collected and confirmed as cleared by the bank, which helps prevent issues with returned payments. -
Do I get to see the lease or sign it?
Service Star Realty prepares and executes the lease agreement on the owner’s behalf using our proprietary lease, which has been developed and reviewed by legal counsel specializing in Arizona landlord-tenant law. Owners can always request a copy of the lease and related documents through the Owner Portal.

Do you sell real estate too?
Yes. While our primary focus is professional property management, Service Star Realty also has a dedicated sales team. If your investment strategy changes and you decide to sell or reinvest, we can assist you with the sale of your property and help guide the next steps in your portfolio. -
How and when do I get my checks?
Owner disbursements are processed after rent payments have been collected and confirmed as cleared by the bank. This helps ensure funds have been successfully received and prevents issues with returned payments. Owners will typically see funds deposited into their account around mid-month through direct deposit.

How is rent collection handled?
Residents pay rent through their secure online resident portal, which allows for convenient electronic payments and faster processing. Our team monitors payments and addresses late balances according to the terms of the lease and Arizona landlord-tenant regulations. -
How long of a lease do you sign?
Service Star Realty focuses on long-term residential rentals. Our standard lease term is a minimum of one year, which helps promote stability for both owners and residents while supporting consistent rental income and reduced turnover.

How much security deposit do you charge the tenant?
Security deposits typically range from one to one-and-a-half times the monthly rent, depending on the results of the applicant’s screening. All deposits are collected and handled in accordance with Arizona landlord-tenant regulations. -
How soon can you start managing my property?
Management can begin as soon as the property management agreement is signed. From there, our team will evaluate the property and coordinate any preparation needed to bring the home to rent-ready condition before marketing begins.

What type of properties do you manage?
Service Star Realty manages a variety of residential rental properties, including single-family homes, townhomes, condominiums, and small apartment communities throughout the Phoenix and Tucson metro areas.

What type of reports do I get and how often?
Owners receive monthly financial statements detailing rental income, expenses, and vendor invoices. These reports, along with supporting documents, are available anytime through the secure Owner Portal. Owners also receive a year-end 1099 form electronically for income tax reporting.

Who holds the tenant security deposit?
Security deposits are held and managed by Service Star Realty in accordance with Arizona real estate regulations. Deposits are maintained in a regulated broker trust account until they are applied or returned according to the terms of the lease and Arizona landlord-tenant law.
